Know How To Evict Tenants
Step One
Serve Eviction Notices On Tenants
(section 8 / 21)

Our experience means we can choose
the right approach to get
results for your situation.
An Eviction Notice served By a solicitor
will result in the Tenants leaving
in about 80% of cases
We will serve eviction notices (section 8 and/or section
21 notices) on your problem tenant under the Housing Act 1988. This shows you are
serious and is often the only step required to evict your tenant and end the
tenancy.
A Section 8 Notice can be served on a Tenant when you want to regain possession after they
have breached certain terms of the Tenancy such as a failure to pay rent,
damage to the Property or causing a nuisance.
Although a Section 8 Notice means you may be able to get
your property back within 14 days it does not necessarily have the same
guarantees of success that a Section 21 Notice does.
A Section 21 Notice must give a Tenant a minimum of two months
notice to leave the Property provided that the Tenancy cannot be
ended prior to the end of the fixed
term.
